Can I sell my share if my brother or sister will not sign?

Yes. If you inherited a share of a property, that share is yours and you can sell it without anyone else agreeing. What you cannot do is sell the whole house, because you do not own the whole house. Only your part is yours to sell. A brother who will not sign, a cousin who never answers, a relative nobody has spoken to in years, none of them have to agree for you to be finished with your part.

The house is still in my mom's name. Can I sell it?

Not the whole house, not on your own. When someone passes and the deed never changes, the property stays in their name at the county and a normal sale cannot close. What you can do is sell your own part of it. That is a separate thing from selling the house, and it does not require the county record to be fixed first. This is the most common situation we see.

How do I know this is not a scam?

Fair question, and you should ask it. Land Fast Offers is a real company at a real address in Richmond, Texas, with a real phone number and real people who answer it. You can look us up. You should also do what you would do with any stranger asking about your family's property. Verify who we are before you share anything, and have someone you trust read any paper we send you.

Are you a wholesaler? Are you going to fix the court paperwork?

No to both. We buy for ourselves. We are not assigning your paperwork to another buyer and there is no third party behind us waiting to take over. And we do not tell you we will fix the court paperwork or promise a title outcome. We buy your share as it sits, and what comes after is our problem. If anyone tells you signing one paper makes a family property clean, be careful. That is not how it works and we will not say it does.

What does this cost me, and how do I get paid?

Nothing out of pocket. You do not clean anything out, fix anything, pay an attorney, or pay us. A notary comes to you wherever you live, including out of state. The signing takes about ten minutes and you are paid for your share right there, by wire or check, whichever you prefer. We will not quote a number before we know the facts.

My mom's things are still in the house. What happens to them?

Tell us early. Photos, papers, tools, a car out front, whatever matters to you. Once the county sells a property, getting back inside for any of it is out of your hands, and that is the part families find out too late. If there are things you want, we work that out before anything is signed.
