Are you a wholesaler? Are you going to fix the court paperwork?

No to both. We buy for ourselves. We are not assigning your paperwork to another buyer and there is no third party behind us waiting to take over. And we do not tell you we will fix the court paperwork or promise a title outcome. We buy your share as it sits, and what comes after is our problem. If anyone tells you signing one paper makes a family property clean, be careful. That is not how it works and we will not say it does.

Here is the difference, because it matters to you. A wholesaler puts your property under contract and then sells that contract to someone else for a fee. You end up dealing with a buyer you never met, on terms you did not agree to, and the person who talked you into it is gone. We are the buyer. The money comes from us, the name on the paperwork is ours, and when you have a question afterward you call the same number you called the first time.

On the court paperwork, some buyers will tell a family that one signature clears everything up. It does not. A property that has sat in a deceased person’s name usually has more than one thing wrong with it, and untangling that takes time, money, and sometimes a court. We take that on after we buy your share. We are not going to promise you an outcome we do not control, and you should be suspicious of anyone who does.

Land Fast Offers buys one family member’s share of a Texas house that is still in a parent’s name and behind on the taxes. You do not need the rest of the family to agree, and nothing comes out of your pocket. We do not fix the court paperwork and we do not promise what happens to the house after. Have your own lawyer read anything before you sign it, including ours.
