What does this cost me, and how do I get paid?

Nothing out of pocket. You do not clean anything out, fix anything, pay an attorney, or pay us. A notary comes to you wherever you live, including out of state. The signing takes about ten minutes and you are paid for your share right there, by wire or check, whichever you prefer. We will not quote a number before we know the facts.

The reason we will not throw out a number on a first call is that we would be guessing. What your share is worth depends on the county’s value on the property, what is owed in back taxes, whether there are liens nobody has mentioned yet, and how many people the property passed to. We look at all of that before we say a figure, and then we tell you the figure and you decide. Anyone who names a price before they know those things is either guessing or setting you up to be talked down later.

On the costs, we carry them. Back taxes, title work, cleanout, closing costs, all of it sits on our side after you sign. That is the trade. You are selling a share of something that has a problem attached to it, and the problem comes with us when we buy it.

On payment, you pick the method. Wire is faster, a check is fine if that is what you would rather have. Some people have asked us to send the money to a family member instead of themselves, and that is fine too. Whatever works for your situation, we work with.
